Is Property Styling Worth It?

When you sell your home, you want it to be in tip top condition. After all, first impression always lasts. One thing to do that is through property styling. What does it do? Is it worth it? Read on to find out!

What’s property styling anyway?

Property styling makes a house look more appealing to draw in buyers to buy the property. It also gives buyers an idea how much space will be available when the property is furnished. This can involve:

  • Furniture arrangement

  • Repainting

  • Decluttering

  • Deciding what to highlight

  • Putting additional decor such as vases, throws, etc

  • Hiring artwork or furniture

Now that we know what exactly property styling is, let’s explore the advantages and disadvantages of professional property styling in selling your home.

Advantages:

  • Expert advice. Stylists are interior experts, so every furniture and accessory in your home gives off the atmosphere you want, maximise the interior’s space, and show the home in its best light. They will get the best out of your home, that’s for sure.

  • Appeal to your target market. Their expert knowledge can help you get the look and feel that will appeal to your desired buyers. For example, if you want to draw in young families, stylists can help you choose the perfect furniture and decor for the target buyer.

  • Attract more potential buyers. Buyers seeing beautiful photos of a well-styled home will bring more potential buyers to open houses and biddings.

  • A good first impression. Seeing a home beautifully styled will leave a good first impression on buyers—remember that first impressions are critical.

  • Your home will be more memorable. Styling can help your home stand out from the sea of similar-looking properties.

  • Higher sale price. This is the ultimate goal of property styling—help sell your home at a higher price than you could get. A research found out that styling a property can boost sale price from 7.5% up to 12%.

Disadvantage

Property styling doesn’t come cheap—you need to pay for the stylist’s services and for the furniture and artworks you hire. The cost will vary depending on the stylist you’ll choose and the type of styling you want. This might cost from $1,500 to $10,000. Remember to factor this in your budget before you consider it.

Is it worth it?

Property styling can help you sell your home at a higher price, but you might not be sure if that price can cover the costs you spent on styling. Also, there are instances that you might not need styling. For example, if you’re selling an inexpensive property, you might want to style it for it to sell at a higher price. However, what you’ll get for it might not be enough, so it might not be worth it.

Also, if your budget is really tight even without the styling, here are some things you can do:

  • Focus on repairs and the front yard—as it will be the very first thing potential buyers will see.

  • Make the most of your existing furniture and accents to make your home look presentable.

Property styling, like many things, has its pros and cons. Whether you hire a stylist or not, it’s up to you—it would still depend on your needs and priorities.
